Australia housing policy faces debate over tax changes and market data
Australia is facing a political and economic debate regarding housing policy and market analysis. The federal government has introduced significant tax changes effective July 1, 2027, which include removing the 50% Capital Gains Tax discount and abolishing negative gearing for existing properties purchased after the budget. These measures aim to address affordability, though Shadow Treasurer Tim Wilson argues they diminish investor confidence and hinder housing supply.
The Opposition has pledged to repeal these tax changes if elected, instead proposing a $5 billion investment in underground utilities and infrastructure to support new developments.
Separately, industry experts are cautioning that national median house price figures can be misleading. Analysts suggest that capital cities function as a collection of individual markets, such as inner-city areas and growth corridors, rather than a single entity. Research indicates that the affordable segment of the market is currently experiencing a genuine undersupply, particularly in areas surrounding new infrastructure and activity centres.
