This group warns of a potential $1.05 billion reduction in cumulative GDP and the loss of roughly 4,740 construction jobs.

Financial institutions have issued increasingly severe warnings. The Commonwealth Bank has recently downgraded its forecasts, suggesting potential peak-to-trough declines of up to 13% across the five major capital cities. HSBC has provided an even steeper forecast, suggesting Sydney could see peak-to-trough value declines of up to 16%.

As of September 2026, the downturn is characterized by reduced transaction volumes and increased negotiating power for buyers. Data from Cotality indicates the median selling period has extended to 39 days, up from 28 days a year ago. While auction clearance rates recently reached a 19-week high of approximately 58.5% to 60%, they remain well below previous year levels. Analysts forecast calendar year price drops of 7% to 9% for Melbourne and Sydney.
