Australia property market faces overvaluation and affordability crisis

Australia's real estate and rental markets are facing significant pressure due to rising interest rates and overvaluation. An analysis by AMP indicates that capital city houses are overvalued by an average of 38 per cent, with Brisbane being the most overvalued at 61 per cent and Sydney at 41 per cent.

Financial institutions are responding to anticipated interest rate hikes from the Reserve Bank of Australia. Commonwealth Bank (CBA) has increased its fixed mortgage rates by 0.48 percentage points, following similar moves by Westpac, NAB, and ANZ. These rising borrowing costs have contributed to housing affordability dropping to a 32-year low, as mortgage repayments outpace income growth.

The new home sector is also struggling, with the Housing Industry Association (HIA) reporting a 10 per cent monthly decline in new home sales for August. This downturn is expected to impact residential construction starts by 2027.

In the rental market, the national vacancy rate remained at 1.3 per cent in August. While conditions are beginning to ease in Sydney and Canberra, other capital cities like Brisbane and Perth remain tight, with Brisbane maintaining a vacancy rate of just 0.9 per cent.
