Balaton real estate market slows price growth, sales take longer
The median price for properties around Lake Balaton held at about 890,000 HUF per square metre, remaining above the national average of 750,000 HUF. Price growth slowed to 16.8% over the past year, compared with an 18.7% rise nationwide. Sales cycles lengthened, with Balaton listings averaging 144 days on the market versus 95 days across Hungary. Buyers secured larger discounts, typically 5.6% below the asking price, while the national average discount was 3.5%.
Investors dominate the market: 62% of buyers purchase for investment purposes, far exceeding the 20% share nationally, while first‑time homebuyers account for only 8% of Balaton transactions. Premium locations such as Tihany, Balatonfüred and Zamárdi regularly exceed 1 million HUF per square metre. Analysts suggest that realistic pricing and the growing inventory of listings will keep price growth modest while sales periods remain extended.
