Barcelona housing costs exceed recommended income thresholds
A report from the Barcelona Chamber of Urban Property reveals significant housing affordability challenges in Barcelona. On average, rent and utility costs consume 35.3% of household income, though this figure varies sharply by district. In Ciutat Vella, housing-related expenses reach nearly half of average incomes (47.4%), whereas in Sarrià-Sant Gervasi, they account for 26.6%.
Most districts exceed the 30% income threshold, a limit set by various institutions to define the point at which households struggle to meet other essential expenses. This follows previous warnings from the Bank of Spain, which noted that 43.5% of renting households in Barcelona exceed recommended effort limits. While the average annual income in 2023 was €47,361, the median income was lower at €38,979, suggesting that high earners skew the average and mask the financial pressure faced by many residents.
