Coinbase and Better launch Bitcoin-backed mortgages in US
Coinbase and Better Mortgage have launched a Bitcoin-backed mortgage product for US homebuyers, allowing them to use Bitcoin as collateral for a down payment without selling their assets. The product utilizes a dual-loan structure: a standard first-lien mortgage that meets Fannie Mae conforming guidelines, and a separate loan for the down payment secured by Bitcoin.
To qualify, borrowers must pledge Bitcoin valued at a minimum of 250% of the requested down payment loan amount. The pledged Bitcoin is held in a custodial account managed through Coinbase Prime and is returned once the mortgage is fully repaid or refinanced. Notably, Bitcoin price fluctuations alone do not trigger margin calls or forced liquidations; however, the lender may liquidate the collateral if a borrower becomes 60 days delinquent on payments.
The initiative follows a period of high interest, with a prior waitlist indicating projected loan demand exceeding $260 million. Coinbase One members are eligible for a 1% lender credit, capped at $10,000, which can be applied toward closing costs. While currently limited to Bitcoin, Better has indicated plans to potentially include Ethereum and Solana in the future.
