Brazil expands housing finance options for middle‑income families
The federal government has updated the Minha Casa, Minha Vida program, extending eligibility to families with monthly incomes of up to R$13,000 and allowing mortgages of up to R$600,000. The reform lowers interest rates, offers subsidies that reduce down‑payment and debt‑service costs, and now includes self‑employed and freelance workers who can prove income with bank statements and tax filings.
At the same time, Brazilian investors are turning to real‑estate investment funds (FIIs) as an alternative way to generate rental‑style income without buying a physical property. FIIs distribute at least 95 % of net profits as tax‑free monthly dividends, with average yields around 9 % per year. Simulations show that an investment of about R$694,000 would be needed to produce a net monthly income of R$5,000, while a portfolio focused on higher‑risk paper funds could achieve the same with roughly R$575,000. These funds offer daily liquidity and diversification across office buildings, shopping centers, and logistics warehouses, though they are subject to market volatility linked to interest‑rate movements.
