Brazil introduces new EV charging safety rules for condominiums

New regulations for electric vehicle (EV) charging in residential condominiums will take effect in Pará, Brazil, starting February 7, 2027. The Military Fire Department of Pará issued Ordinance No. 273, establishing a timeline for buildings to adapt to fire safety and emergency requirements, specifically regarding Electric Vehicle Supply Systems (SAVE).

The regulation includes a 180-day transition period following its publication. Notably, the electrical requirements for EV charging systems do not benefit from the three-year grace period granted for other safety adaptations. These rules apply to both new constructions and existing buildings, requiring property managers and residents to ensure installations meet specific safety standards.

This regulatory shift coincides with changing consumer behavior in the Brazilian real estate market. According to research by Brain Inteligência Estratégica, 72% of property buyers now consider infrastructure for EV charging to be an essential feature when selecting a residence. This trend is driving pressure on developers to integrate charging capabilities during the design phase and forcing older buildings to consider the costs of retrofitting to meet modern mobility demands.
