Bucharest ranks among Europe’s cheapest industrial‑logistics markets
The Cushman & Wakefield “Waypoint: Global Industrial Dynamics 2026” report, which surveyed 135 logistics and industrial markets worldwide, finds Bucharest’s average industrial‑logistics rent at €4.8 per square metre per month. This places the Romanian capital as the fourth‑cheapest market in Europe, well below rental levels in Western hubs such as London, Amsterdam and Frankfurt, and also cheaper than regional competitors Warsaw and Prague.
Annual rental growth in Bucharest is projected at about 2%, matching the global average of 2.2%, indicating a stable market after the rapid price increases seen in many mature locations. The low cost advantage is reinforced by comparatively low labour expenses in the logistics and manufacturing sectors, while energy prices—though higher than in some European markets—still account for a smaller share of total occupancy costs. Strong demand persists, driven by e‑commerce, retail distribution and manufacturing supply chains, prompting firms to focus on energy‑efficient building features such as green certifications, on‑site photovoltaics and automated logistics spaces.
Overall, Bucharest’s cost profile, access to major European trade corridors and a stable rental outlook keep it attractive for companies looking to optimise regional logistics networks.
