Buenos Aires rental market expands 45‑fold after DNU repeal
The Argentine government’s decree‑law (DNU) 70/2023 repealed the former Rental Law, unlocking the rental market in the City of Buenos Aires. According to real‑estate entrepreneur Armando Pepe, the number of residential units available for rent grew from just 355 at the end of 2023 to more than 15,700 currently.
Pepe said the net annual return for landlords now stands at roughly 5.8 % in U.S. dollars after taxes. Used apartments are selling for up to 30 % less than newly built units, while construction costs for the building shell are about $1,750 per square metre. Credit conditions have tightened: mortgage rates with the UVA index now average between 6.5 % and 7.5 % plus the index. Pepe urged banks to lower rates and ease terms so borrowers can access credit again and warned that government deregulation proposals could further destabilise the market.
