By late July 2026 the Buenos Ayres rental market continued to grow, with listings up 1.4 % in June and a cumulative 16 % increase in the first half of the year, still trailing the national inflation rate of 17.1 %. The expansion follows the 2023 repeal of the former Rental Law (DNU 70/2023), which lifted supply from just 355 units at the end of 2023 to more than 15,700 currently available apartments.

Mortgage rates indexed to UVA have risen to roughly 6.5‑7.5 % plus the index, tightening credit conditions.

Public‑transport fares were raised on 1 July, with bus tickets up about 4 % and train tickets 8.6 %, and further hikes are scheduled. The municipal "Salir de la Calle" program continues to place formerly homeless families into formal rental contracts, shifting policy emphasis toward tenant autonomy despite the ongoing market volatility.
