Bundang leads South Korean apartment price growth amid shifting market demand

South Korea's real estate market is experiencing a significant shift in demand. According to data from Zigbang, Bundang recorded the highest apartment price increase in the country at 29.5% over the past year. This surge is attributed to expectations surrounding reconstruction and remodeling projects, as well as increased demand for areas with better accessibility to Seoul and lower price burdens.

In contrast, high-end districts like Gangnam and Seocho have seen a slowdown in price growth and a sharp decline in transaction volumes. This trend is driven by tightened mortgage regulations and increased tax burdens on high-value properties, which have discouraged buyers from entering the luxury market.

Simultaneously, the outlook for new apartment sales is weakening. The Apartment Sales Outlook Index fell to 86.3 nationally, with Seoul's index dropping below the 100 threshold for the second consecutive month. Industry experts cite increased financing burdens due to rising interest rates, regulatory uncertainties, and high construction costs as primary factors contributing to the cautious sentiment among housing developers.
