This influx is attributed to long-term owners seeking to realize gains and mitigate tax burdens.
Price trends reflect this divergence. While high-demand areas like Gangnam and Seocho have seen modest growth or recent declines, peripheral districts have seen significant surges. For instance, Seongbuk-gu, Seodaemun-gu, and Gangseo-gu reported price increases exceeding 14% compared to the period following last year's measures.
Market volatility is further compounded by a tightening rental market; Jeonse (lump-sum deposit) listings in Seoul have dropped by 13%, increasing the housing cost burden for residents. Meanwhile, transactions for properties valued at 1.5 billion won or less continue to dominate, accounting for approximately 79% of all Seoul trades.
