Brazil housing programs expand with Minha Casa, Minha Vida updates and Caixa auctions

Brazil is seeing significant developments in housing accessibility through federal programs and financial auctions. The Minha Casa, Minha Vida (MCMV) program has undergone structural changes for 2026, introducing a fourth income tier for families earning up to R$ 13,000 monthly. Under the new rules, subsidies can reach R$ 55,000 for the first two categories. Families in vulnerable situations, such as those receiving Bolsa Família or BPC, may qualify for 100% government-funded housing with no monthly payments.

Local municipalities are also advancing housing projects. In Patrocínio, the government announced plans for 1,768 homes by December 2026, involving an investment of approximately R$ 30.8 million. Other regional updates include projections for 3,800 homes in Teresina by 2027 and housing support for approximately 5,000 people in Maranhão.

Additionally, Caixa Econômica Federal, in partnership with Fidalgo Leilões, is conducting an online auction of 453 properties across 22 Brazilian states. The auction includes apartments, houses, and commercial properties, with some listings offering discounts of up to 75% and starting prices from R$ 36,000. Some lots allow for financing and the use of FGTS funds.
