Caixa launches auction of 1,605 Brazilian properties with up to 67% discount

Caixa Econômica Federal has opened an online auction offering 1,605 properties across Brazil, including apartments, houses, land and commercial units. Bids start at R$ 11.6 thousand and discounts can reach 67 % of the appraisal value. The auction runs in four stages between 25 June and 23 July 2026, with participation through the Fidalgo Leilões platform after prior registration.

The properties are spread over 26 states and the Federal District, with the highest concentration in the Southeast. Some lots may be financed through housing credit and allow the use of the FGTS fund, subject to specific lot rules. For IPTU arrears exceeding 10 % of the valuation, Caixa assumes full payment; otherwise the buyer is responsible. For condominium debts, the buyer covers up to 10 % of the appraisal value, with the bank covering any excess.

Both individuals and legal entities can take part, provided they meet the documentary requirements set out in the auction notice.
