Campo de Marte airport regulations impact São Paulo urban projects

The development of the Campo de Marte area in São Paulo is facing complexities due to new aviation regulations and large-scale urban projects. The implementation of instrument flight navigation at the airport has established new height restrictions for buildings in the surrounding area. Within a 3.5 km radius, buildings are limited to a maximum height of 45 meters, which may prevent the construction of the proposed Campos Elíseos administrative center. A wider 20 km perimeter imposes a 100-meter height limit above the airport, requiring all projects to receive approval from the Department of Airspace Control (DCEA).

Simultaneously, the Consórcio Cântaro SP is planning the Municipal Campo de Marte Park, a R$ 614 million project scheduled for 2030. The 35-year concession aims to transform the area into a sports and environmental hub, featuring a skate park, BMX tracks, a wave pool, a hotel, and commercial spaces, alongside the restoration of Atlantic Forest species. The project is currently awaiting the completion of land reintegration processes by the São Paulo City Hall.
