Campo de Marte airport rules expand building height restrictions in São Paulo

New regulations regarding Campo de Marte Airport in São Paulo have expanded height restrictions for buildings across 15 metropolitan cities. The Brazilian Air Force (FAB) reported that the 45-meter height limit above the airport has extended its radius from 2.5 km to 3.5 km. Additionally, construction projects within a 20 km radius that exceed 828 meters above sea level now require formal evaluation.

The São Paulo City Hall has criticized the revision, citing potential negative impacts on urban growth. According to estimates from Abrainc, these new rules could affect approximately 90% of planned developments in the capital, representing roughly R$ 85 billion in sales. Studies by Abrainc and Secovi-SP suggest that the new requirements could delay skyscraper analyses by at least three months, potentially generating annual costs of up to R$ 2.7 billion for the real estate sector.
