Canada home sales increase for fourth consecutive month in July
Canadian home sales increased by 0.5% month-over-month in July 2026, marking the fourth consecutive monthly rise. While actual monthly activity was 5.3% lower than in July 2025, the national average sale price saw a slight year-over-year increase of 0.2%.
New listings declined by 1.6% for the third consecutive month. This decline contributed to a national sales-to-new listings ratio of 51.3%, moving closer to the long-term average of 54.7%.
According to CREA Senior Economist Shaun Cathcart, housing markets across the country, including the Prairies, Quebec, the East Coast, British Columbia’s Lower Mainland, and Ontario’s Greater Golden Horseshoe, are generally shifting toward more balanced market conditions.
