Chisinau housing prices more than double since 2019
Housing prices in Chisinau have more than doubled compared to 2019 levels, according to the National Bank of Moldova’s Financial Stability Assessment Report for the second quarter of 2026. The Residential Property Price Index (RPPI) for the capital reached 230.5% relative to the 2019 baseline.
The primary market saw the highest increase, with an index of 242.6%, while the secondary market stood at 222.2%. Although there was a slight quarterly decrease in aggregate offering prices—falling 1.1% compared to the previous quarter—prices remain significantly higher than in previous years. Specifically, the secondary market saw a 1.7% decrease, while the primary market saw a marginal 0.2% decline.
The National Bank of Moldova warned that risks regarding the overvaluation of residential real estate persist. Despite the slight cooling in prices, the real estate transaction market remains highly active. Total transactions increased by 6.2% compared to the previous quarter and by 86.9% compared to the same period in 2025. Residential transactions specifically grew by 75.6% year-on-year. Chisinau accounts for 46.8% of all residential real estate transactions in the country, with mortgage loans representing 47% of transactions in the capital.
