Chisinau residential real estate market trends

Overview

Housing prices in Chisinau have more than doubled since 2019. According to the National Bank of Moldova’s second quarter 2026 report, the Residential Property Price Index reached 230.5% relative to the 2019 baseline. While the primary market saw a 242.6% increase and the secondary market 222.2%, there was a slight quarterly decrease in aggregate offering prices. Despite this cooling, the transaction market remains highly active, with residential transactions growing 75.6% year-on-year.

By October 2026, the market faced a stagnation crisis. New apartment completions reportedly dropped sixfold compared to previous years. Construction investors have attributed this deadlock to excessive bureaucracy, citing years of delays in obtaining permits from local and central authorities, including the Ministry of Culture.
