In Mexico, the Asociación Mexicana de Profesionales Inmobiliarios (AMPI) in Cancun identified roughly 15 developments with irregularities this year and removed them from its members' marketing portfolios. AMPI warned buyers about the risks of pre‑sale projects lacking financing guarantees and advised verification of developers' histories, permits, and registration with the AMPI registry. Similar concerns have been noted in projects near the Tren Maya, where foreign firms without sufficient backing are promoting properties.
