Cosenza ranks fifth in Italy for real estate auctions
The province of Cosenza has emerged as the fifth highest in Italy for real estate auctions, trailing only Rome, Perugia, Turin, and Macerata. According to data from the Berry Brick Observatory, which tracks Ministry of Justice public sales, Cosenza recorded 1,733 auctions in the first nine months of 2026. This figure surpasses major metropolitan areas such as Milan and Naples.
In Calabria, the ratio of auctions to residents is significantly higher than the national average. Cosenza accounts for approximately 2.6 auctions per 1,000 inhabitants, while Reggio Calabria records 2.2. This compares to a national average of 1.2, and much lower rates in Milan and Naples at 0.4.
While the volume of auctions is high, reports indicate that properties in Calabria often face longer sale processes and frequently sell for lower values than their initial estimates. Nationally, total auctions published through the Ministry of Justice portal fell by 15.2 percent compared to the previous year, totaling 68,158 during the same period.
