Czech housing: New wooden rental models and proposed tax reforms

In the Czech Republic, new initiatives are addressing housing affordability through both architectural innovation and proposed legislative changes. In Žďár nad Sázavou, a new multi-story wooden residential project has been completed. Developed in collaboration with the city, Czech Savings Bank, and the Ministry for Regional Development, the project serves as a model for affordable rental housing using a traditional urban block design with shared inner courtyards and green spaces.

Separately, the Pirate Party has proposed a reform to the budget tax allocation system to incentivize local municipalities to support new construction. Currently, towns often bear the costs of infrastructure, such as roads and schools, without receiving direct tax benefits from new developments. The proposal suggests that municipalities receive a one-time payment of 3,000 to 4,000 CZK per square meter of completed residential floor area, with regions receiving an additional 500 CZK per square meter. This measure aims to mitigate the 'NIMBY' effect and encourage compact, affordable housing rather than urban sprawl.
