Debrecen tops Hungary's regional new housing market as prices keep rising

Debrecen remains the most active market for newly built homes outside Budapest, with 57 residential projects underway and more than 1,500 new units under construction, according to Otthon Centrum’s Q2 data. Across Hungary’s 25 county‑rights cities, 293 development projects involve over 7,300 homes, but the number of projects fell 1.7% quarter‑on‑quarter and the total housing stock under construction declined 4.3%.

Average prices for new apartments rose to HUF 1.32 million per square metre, up 4% from three months earlier and 12.1% year‑on‑year. Demand stays strong while developers face higher construction and financing costs, a duality that keeps prices climbing despite the modest drop in supply. Érd is the most expensive regional city for new homes at HUF 1.52 million per sqm, followed by Szeged at HUF 1.40 million.

Other leading cities include Szeged (45 projects, ~1,200 homes), Nyíregyháza (27 projects), Győr, Székesfehérvár and Pécs. Smaller centres such as Szombathely have 14 projects, while Miskolc, Békéscsaba and Esztergom show limited activity. The market sees the average price in almost all county‑rights cities exceed HUF 1 million per sqm, with only Baja just below that threshold.
