Denmark housing market sees price gains as sales dip

In July, Danish house prices rose 1.3%, apartment prices 0.5% and summer‑house prices 1.1% despite a drop in transactions. The number of viewings fell by 1% for houses and 4.3% for apartments, while sales of owner‑occupied apartments fell 3.8% and summer houses 5.2%. Laura Lindahl, commercial director at Home, said the reduced supply of new homes during the summer kept competition high and helped sustain prices.

At the same time, the supply of owner‑occupied apartments continued to grow. Boligsiden reported 6,180 apartments for sale nationwide at the start of August, a 2.7% month‑on‑month increase and the fifth consecutive month of growth. In the Capital Region, listings rose 7.4% in August and are 50.9% higher than a year earlier, giving buyers more options. Conversely, the supply of houses and summer houses fell, limiting choices for buyers in East Jutland and East Zealand. Birgit Daetz of Boligsiden noted the divergent trends, with strong demand for houses and summer houses keeping overall supply low.
