Denmark housing market: regional sales rise and urban supply

Overview

The Danish housing market continues to exhibit significant regional divergence. While apartment prices in Copenhagen and Frederiksberg have stabilized, new data from early September 2026 indicates a surge in apartment supply within the Capital Region. Owner-occupied apartment supply in the region rose by 8.9 percent over the past month, a 24.5 percent increase compared to the previous year. In Copenhagen Municipality specifically, listings have increased by 11.7 percent in the last month, resulting in 68.5 percent more available listings than a year ago due to a slowdown in transaction speeds.

This urban supply surge contrasts with trends in the rest of the country. While the national supply of apartments for sale saw a slight monthly increase of 2.5 percent, it remains 2.2 percent lower than the previous year.

In rural areas, sales activity has shown significant growth. Between July 2025 and July 2026, house and terraced house sales rose sharply in municipalities such as Faxe (68%), Faaborg-Midtfyn (53%), and Nordfyns (47%), with Haderslev, Varde, and Ikast-Brande also seeing increases exceeding 30 percent. Birgit Daetz, housing economist and communications director at Boligsiden, described this widely distributed activity as a sign of a “functioning housing market,” suggesting that high urban prices are driving buyers toward outlying areas where they can find better value and favorable commuting locations.
