Denmark housing market surge

In early July 2024, Danish house prices reached a new milestone, with the average price of villas and townhouses topping 20,000 DKK per square metre—a 5.7 % rise year‑on‑year and gains in 79 municipalities, especially around Copenhagen. By late July, activity surged: June sales of villas and townhouses hit 5,781 transactions, 13 % higher than May and 7 % above June 2023, marking the third‑highest monthly volume on record after the peaks of 2020 and 2021. Sales rose in nine of eleven regions, and South Jutland set a regional June record with 858 deals, the highest since the Boligsiden database began in 2011. Analysts attribute the momentum to strong employment, solid private finances and limited housing supply.

The upward trend continued into 2026, this time in the apartment segment. In the first half of 2026, Denmark’s apartment market recorded a sales value of 44.5 billion kroner, the highest nominal total ever reported by Boligsiden, surpassing the 2021 peak in nominal terms. Although the number of apartments sold fell 19 % to 10,458 units, average prices rose sharply, driving the record value. Copenhagen contributed roughly half of the sales value, while Aarhus saw a 26 % year‑on‑year increase, reaching 5 billion kroner. The data illustrate that price pressure and value growth persist across Denmark’s residential property sectors despite differing transaction volumes.
