Spain housing market sees falling sales amid rising prices

The Spanish real estate market is experiencing a divergence between transaction volumes and property prices. According to data from the Consejo General del Notariado, housing sales in Spain have seen a decline, dropping approximately 8.2% in the first seven months of 2026 compared to the previous year. Despite this decrease in activity, property prices continue to rise, marking 36 consecutive months of increases. In July, the average price per square meter reached 2,112 euros, a 7.7% increase compared to July 2025.

Regional trends vary significantly. While most autonomous communities reported a decrease in sales, prices rose across nearly all of them. Notable price increases were recorded in Asturias (29.3%), Madrid (22.3%), and Catalonia (12.6%). In the province of Cuenca, transactions reached 1,700 between January and July, the highest level since 2008, though the market is now driven primarily by second-hand homes rather than new construction.

In the construction sector, digitalization through technologies like Building Information Modeling (BIM), AI, and IoT is becoming a strategic necessity to address productivity challenges and rising costs.
