Dénia and Jávea lead custom residential construction surge in Spain's Marina Alta

In 2024 the municipality of Dénia topped the Marina Alta region with almost 500 new homes approved between January and September, ahead of nearby Calpe and Xàbia. Architects say the growth is driven by a shift from standard block developments to bespoke, single‑family villas designed for each plot, a trend also evident in Jávea.

The area's steep terrain, wind exposure and municipal zoning rules require architects to tailor each project to its site, considering sun orientation, wind direction, slope and viewlines. Professionals forecast that by 2026 this “design‑from‑the‑ground” approach will become the norm for medium‑high‑end villas, replacing catalogue‑style designs.

The rise reflects broader provincial demand, partly from foreign buyers, and is constrained by strict height, setback and occupancy limits that vary by urban sector. Successful projects demand detailed geotechnical and topographic studies to address the uneven ground and to avoid costly redesigns.
