Dubai real estate sees record deliveries amid regional instability concerns
Dubai’s residential market has experienced a significant surge in supply, with approximately 27,300 homes completed in a single quarter. This delivery included roughly 17,400 apartments and 9,900 villas and townhouses.
This rapid construction has raised concerns regarding long-term property management. As new developments transition from developer control to resident-led owners’ associations, challenges such as service charge disputes, maintenance backlogs, and the administrative burden on volunteer committees have emerged.
Separately, Mohamed Alabbar, chairman of Emaar Properties and Eagle Hills, has characterized the current regional geopolitical situation as ‘not sustainable’. Alabbar noted that ongoing conflicts are impacting global energy and food prices, specifically affecting economies like India and China. He indicated that major projects, such as the Creek Tower tender, are currently on hold pending a resolution to tensions between Iran and the United States.
