Overview
The Dubai real estate market continues to see high levels of demand and development activity. DAMAC Properties reported awarding over USD 2.72 billion in construction contracts during the first half of 2026, with plans to deliver more than 8,800 residential units this year. Grovy Developers has also commenced structural works on the Ramada Residences by Wyndham at Dubai Islands, a project involving Wyndham Hotels & Resorts and USquare Luxe Properties.
Supply has surged significantly, with approximately 27,300 homes completed in a single quarter, comprising roughly 17,400 apartments and 9,900 villas and townhouses. This rapid influx of new developments has prompted concerns regarding long-term property management. As control transitions from developers to resident-led owners’ associations, issues such as service charge disputes, maintenance backlogs, and administrative burdens on volunteer committees have emerged.
Furthermore, regional geopolitical tensions are impacting large-scale development timelines. Mohamed Alabbar, chairman of Emaar Properties and Eagle Hills, characterized the current regional situation as ‘not sustainable’, noting that ongoing conflicts affect global energy and food prices. Alabbar indicated that major projects, including the Creek Tower tender, are currently on hold pending a resolution to tensions between Iran and the United States.
