Dutch housing market sees investment surge as maintenance costs rise
MSCI reports that investment volume in the Netherlands' commercial real‑estate sector grew 44 % in the first half of 2026, reaching €7.2 billion. The increase was driven mainly by residential purchases in Amsterdam, while transaction activity across Europe fell 7 %.
Research by the housing‑corporation association Aedes shows that total costs for maintaining, improving and greening rental homes rose 41 % between 2021 and 2024. Inflation accounted for about 19 percentage points of the rise; the remainder reflects more extensive work, including energy‑efficiency upgrades, planned maintenance, tenant‑turnover servicing and daily repairs. Aedes recommends abolishing the profit tax on housing corporations to free up billions of euros for future investment.
