Dutch housing market sees price drops in Hillegom amid national rise

While Dutch house prices rose by an average of 4.2 percent in the second quarter of 2026 compared to the previous year, Hillegom stands out as one of only six municipalities in the Netherlands to see a price decrease. In Hillegom, average prices fell by 2.5 percent.

Local real estate experts attribute this decline to increased supply from recent new construction projects and a decrease in demand from buyers migrating from nearby cities like Haarlem. As urban housing becomes more accessible, the pressure on surrounding areas tends to ease.

Despite these localized dips, the broader national trend remains upward. Long-term data shows average Dutch house prices have historically increased by approximately 5.5 to 5.8 percent annually. Factors driving this sustained growth include population growth, smaller household sizes, and a shortage of new housing caused by regulatory hurdles and construction delays.
