Australia property market sees sluggish start to spring auction season

Australia's spring property sales season has begun with a sluggish start, characterized by low stock and underwhelming auction clearance rates. Data from Cotality indicates a national preliminary clearance rate of 52.7 per cent, a figure only slightly higher than the winter average. The number of auctions held across capital cities in the first week of spring was down more than 30 per cent compared to the same period last year.

Regional performance varied significantly. Sydney and Melbourne showed signs of resilience, with preliminary clearance rates reaching 57.7 per cent and 58.2 per cent respectively. In contrast, Brisbane recorded a weak 24.8 per cent clearance rate, its second-worst result of the year. Other cities like Adelaide, Perth, and Canberra also reported lower success rates, generally falling below the 60 per cent threshold that typically signals falling house prices.

Market analysts attribute the subdued activity to several factors, including recent interest rate rises by the Reserve Bank and mid-year tax reforms targeting property investors, such as changes to capital gains tax and the rollback of negative gearing incentives. Despite the slow start, some experts expect auction activity to ramp up throughout September as more listings hit the market.
