However, broader data from Cotality suggests a more subdued start to the national spring season, characterized by low stock and underwhelming clearance rates. While Melbourne showed signs of resilience with a preliminary clearance rate of 58.2 per cent, the total number of auctions held across capital cities in the first week of spring was down more than 30 per cent compared to the same period last year. Analysts attribute this sluggishness to recent interest rate rises and mid-year tax reforms targeting property investors.
