Egypt Real Estate Tax Authority announces filing deadline and discounts
The Egyptian Real Estate Tax Authority has announced a series of incentives and a deadline for citizens to submit their real estate tax returns. To encourage compliance and official registration, individuals who submit their tax returns before the September 30 deadline will receive a 25% discount on the tax due starting next year for residential units. This measure is part of a broader effort to ease the financial burden on citizens and increase transparency.
Taxpayers, including owners of residential and non-residential properties such as shops, factories, and workshops, are required to file their returns to avoid legal penalties and fines. The authority has emphasized that the deadline for the current year's assessment is September 30, 2026. In cases of general re-evaluation occurring every five years, the filing period runs from July through December.
To facilitate the process, the authority has introduced digital options. Citizens can file returns electronically through the ‘Egyptian Real Estate Tax’ mobile application or via the Digital Egypt platform. The mobile app allows users to create an account using a mobile number, upload a national ID photo, and register multiple properties across different governorates. Alternatively, taxpayers may still file in person at their local real estate tax office.
