Egypt Real Estate Tax Authority outlines inheritance and declaration rules
The Egyptian Ministry of Finance, through the Real Estate Tax Authority, is promoting new facilities and simplifications to encourage voluntary compliance with tax declarations.
Under the current regulations, property tax declarations must be submitted every five years. However, owners are required to notify the relevant tax office immediately if any structural additions, modifications, or changes to the number of owned units occur, as these changes may impact the tax assessment.
Regarding inherited properties, the law treats heirs owning property in common as a single owner for tax exemption purposes, with an exemption limit of up to 8 million Egyptian pounds. If legal procedures allow for each heir to be treated as an independent owner of a specific unit, they may apply for individual exemptions. Similarly, if shared properties are formally divided and ownership is independently established for each partner, each partner is entitled to their own legal exemption.
