Egypt seeks new regulations for real estate market
Egyptian parliamentary officials are calling for enhanced regulation and clearer criteria within the national real estate market to protect stakeholders and ensure economic stability. Ahmed Shalaby, Chairperson of the House of Representatives' housing committee, emphasized the need for transparent financial and technical assessments of developers as the government prepares new legislation to govern the sector.
The proposed legal framework aims to balance investment incentives with the protection of rights for the state, developers, and buyers. Key components of the draft legislation include the establishment of an Egyptian federation of real estate developers, which would classify developers based on operational capacity and provide a professional framework for dispute resolution.
Additionally, Ahmed El-Shenawy, a member of the housing committee, noted that the sector is a vital economic driver linked to numerous industries. He advocated for regulating land allocation to ensure it reaches capable developers with technical expertise rather than speculators. This follows government efforts to monitor stalled projects and ensure developers meet contractual obligations and delivery timelines.
