England to implement Private Rented Sector Database

The UK government is preparing to launch the Private Rented Sector (PRS) Database as part of the Renters’ Rights Act 2025. The service will follow a nine-region rollout in England, beginning in the West Midlands on 15 December 2026. Registration deadlines will vary by region, with the final deadline in the South West set for 14 November 2027.

The draft regulations include rolling duties for landlords of assured and regulated tenancies, though supported exempt accommodation is excluded. Failure to maintain accurate entries may result in an entry becoming “inactive,” which can impact a landlord's ability to make possession claims.

In response to these upcoming requirements, the property management platform Lendlord has launched a Property Register tool. The tool is designed to help landlords prepare registration packs using existing portfolio data, track regional deadlines, and manage ongoing compliance through automated notifications and renewal reminders.
