UK housing market: rent reforms, buyer demand, deposits
Entities: Nathan Emerson · Verona Frankish · Propertymark · Yopa · Edinburgh
Overview
June 2026 marked the first monthly rise in UK house prices since February, with the average price up 0.2 % to £299,330. Regional gains were strongest in the North East (+2.8 %) and weakest in London (-1.1 %). Down‑payment amounts fell to a record low of about £23,400, a 19 % year‑on‑year drop as lenders and assistance schemes expanded.
First‑time‑buyer pressure deepened. Research released in July showed demand fell in Q2 2026, with suitable homes sold slipping to 32.9 % of listings and buyer‑appropriate properties representing only 1.7 % of all homes. Yopa data added that demand fell to 32.9 % of suitable homes, down from 34.8 % in the preceding quarter, with stark regional variation – Edinburgh at 69.2 % and Liverpool at 60.8 %, while Swansea rose sharply from 7.7 % to 40 % quarter‑on‑quarter. Solo buying surged – 37 % of June mortgage completions were by single buyers. Saving for a 10 % deposit now requires around nine years for a lone buyer and half that for partnered couples; in London the horizon stretches to 13 years for a £47,700 deposit.
Policy momentum continued. England’s Renters’ Rights Act, introduced in May, ended Section 21 evictions, created month‑to‑month tenancies and a private‑rented‑sector ombudsman, and gave tenants a legal right to keep pets. Rightmove data showed pet‑friendly rental searches fell 54 % in May and 52 % in June compared with a year earlier, reflecting tenant adjustment to the new framework. Advisers warned landlords to adopt specialist insurance – legal‑expenses and rent‑guarantee cover – to meet the heightened compliance burden.
