Solo buying surged – 37 % of June mortgage completions were by single buyers. Saving for a 10 % deposit now requires around nine years for a lone buyer and half that for partnered couples; in London the horizon stretches to 13 years for a £47,700 deposit.

Policy momentum continued. England’s Renters’ Rights Act, introduced in May, ended Section 21 evictions, created month‑to‑month tenancies and a private‑rented‑sector ombudsman, and gave tenants a legal right to keep pets. Rightmove data showed pet‑friendly rental searches fell 54 % in May and 52 % in June compared with a year earlier, reflecting tenant adjustment to the new framework. Advisers warned landlords to adopt specialist insurance – legal‑expenses and rent‑guarantee cover – to meet the heightened compliance burden.
