Scarcity is particularly acute in Yorkshire and Humberside, where supply has fallen by 12%.

Industry bodies are raising concerns regarding regulatory and fiscal pressures. Propertymark has warned that licensing schemes must remain proportionate to avoid administrative duplication, while the National Residential Landlords Association (NRLA) is urging the government to implement tax reforms in the upcoming Autumn Budget, specifically regarding Capital Gains Tax and Local Housing Allowance rates.
