Spain mortgage volume falls 3.5% as average loan amount hits record high

Data from the National Statistics Institute (INE) shows that the Spanish mortgage market experienced a decline in volume but a significant increase in loan amounts in July. The number of residential mortgages fell by 3.5% year-on-year to 43,372 operations, marking a notable decrease.

However, the average amount for residential mortgages reached a record high of 180,785 euros, representing a 10.9% increase compared to the previous year. This trend reflects rising property prices despite the cooling demand. The average interest rate for new residential mortgages was 3.01%, with an average repayment term of 26 years.

Regarding mortgage types, 62.3% were fixed-rate contracts, while 37.7% were variable-rate. Regional data shows varied results: while most areas saw declines, Castilla y León recorded a 6% increase in mortgage numbers, and the Balearic Islands, Asturias, and Galicia also saw growth. Conversely, Cantabria, Aragon, and La Rioja experienced the sharpest declines.
