Fannie Mae offers exceptions for UAD 3.6 appraisal mandate
The mortgage industry is preparing for a major transition to the Uniform Appraisal Dataset (UAD) 3.6 standard, which replaces legacy appraisal forms with a single, dynamic Uniform Residential Appraisal Report (URAR). This change represents the most significant shift in appraisal data standards in over a decade.
To assist with the transition, Connexions has launched the UAD 3.6 Readiness Hub. This centralized resource center provides lenders and Appraisal Management Companies (AMCs) with timelines, technical checklists, and guidance to help them meet the mandatory compliance deadline of November 2, 2026.
In response to potential implementation challenges, Fannie Mae has announced a temporary exception for approved lenders unable to meet the November 2 mandate. In coordination with the Federal Housing Finance Agency and Freddie Mac, Fannie Mae will allow certain lenders to continue submitting legacy UAD 2.6 appraisal reports through May 19, 2027. However, this accommodation includes reduced functionality and increased representation-and-warranty consequences starting March 1, 2027.
