France's 80‑cm stone walls face insulation challenges under new energy rules
Thick stone walls—often 80 cm wide—remain common in French historic towns and rural areas. Their high thermal inertia stabilises indoor temperature, but the stone’s intrinsic conductivity yields a low thermal resistance (R≈0.8‑1.2 (m²·K)/W), far below the 2026 regulatory minimum of R ≥ 3 for façades. Homeowners therefore need external or internal insulation, preferably bio‑based (cork, hemp, wood fibre) to preserve vapor permeability and avoid moisture‑related damage.
Renovation must also respect mandatory diagnostic checks. In Brittany, inspections for merule fungus, lead, asbestos, and aging electrical or gas installations are compulsory, and the DPE (energy performance diagnosis) was reformed in January 2026, lowering the electricity conversion factor and re‑classifying many stone homes previously rated F or G. Updated DPEs can move a property to a better class, removing the “energy‑pass‑through” label and preventing rental bans. Financial aid such as MaPrimeRénov’ is available if the work is carried out by a certified RGE professional.
