Gen Z Prioritizes Relocation Over Higher Costs to Secure Homeownership
A NewHomeSource survey found that 63% of Gen Z respondents would move to a different city or state rather than increase their monthly housing budget, with most willing to add no more than $150‑$300 per month. Nearly half plan to relocate within the next one to three years, citing lifestyle (27%), a new job (21%) and proximity to family (21%) as top reasons. When buying, Gen Z prefers larger homes with features such as a backyard, garage, pool and spacious kitchen, and would rather relocate than compromise on size or quality.
In the United Kingdom, 1st Avenue analysis shows 34% of adults aged 18‑34 aim to purchase a home in 2026, more than double the overall adult average. Improved affordability is driven by wages rising 25% since 2021 while house prices have increased only 5%, lowering the price‑to‑earnings ratio to its lowest since 2015. Regional gaps are stark, with the North East at a 5.0 ratio versus 10.6 in London. Agents note that many young buyers overestimate required deposits and are expanding their search area, often considering government schemes such as the First Homes Scheme and Mortgage Guarantee Scheme.
