Germany real estate: Homeownership interest rises amid tightening savings
Recent data indicates a growing desire for homeownership in Germany, even as financial constraints tighten. According to the 2026 summer survey by the Association of Private Building Societies (Verband der Privaten Bausparkassen), the proportion of people saving for property or renovations rose from 33.0% to 38.8% within one year.
Despite this increased interest, the overall savings climate has turned negative for the first time since spring 2025. The savings climate index dropped to minus 3.4 points, as more individuals report they are either unable or unwilling to increase their savings contributions.
In the legal and economic sphere, residential property prices in Germany saw an average increase of 1.4% in the first quarter of 2026 compared to the previous year. This rising valuation is becoming a critical factor in inheritance law, specifically regarding the calculation of compulsory portions (Pflichtteil) for heirs, where the property value at the time of death determines the monetary claim.
