German housing market shows mixed stability amid price slows
Overview
German inflation eased to 2.3% in June 2026, though core inflation remained above the ECB’s 2% target. While the housing market previously showed diverging trends between residential and commercial sectors, recent data highlights a complex slowdown in residential momentum.
A Q2 2026 analysis by the Kiel Institute for the World Economy indicates that real residential values are falling after inflation adjustments, with multi-family buildings dropping 5.9% year-on-year. The GREIX index notes cautious buyer sentiment as mortgage rates approach 4%, a trend the Institute of the German Economy (IW) links to higher interest rates stemming from the Iran-Russia conflict. However, the Europace House Price Index (EPX) reported overall stability in July, with the total index rising 0.19% for the month and 1.44% annually. This stability was driven by a 0.89% monthly rise in existing single-family and two-family houses, while condominium prices remained nearly flat.
Despite financial constraints, interest in homeownership is growing; the Association of Private Building Societies reported that the proportion of people saving for property rose to 38.8% in summer 2026. Nevertheless, the general savings climate has turned negative, with the index dropping to minus 3.4 points. These shifting valuations continue to impact legal matters, such as inheritance law, where property values at the time of death dictate compulsory portions (Pflichtteil).
