Greece to launch Spiti Mou 3 housing program with expanded limits

Greece is preparing to launch the third cycle of its 'Spiti Mou' (My Home) housing program, titled 'Spiti Mou 3', which is expected to activate in early 2027. The program has a total budget of approximately 2 billion euros, funded through the Recovery and Resilience Facility and the Hellenic Development Bank.

Key changes in this new cycle include expanded eligibility criteria to address rising real estate prices. The maximum property value limit will increase from 250,000 euros to 300,000 euros. Additionally, the maximum loan amount will rise from 190,000 euros to 230,000 euros, with financing potentially covering up to 90% of the property value. The age limit for beneficiaries is also being extended from 50 to 55 years.

The program aims to support between 15,000 and 20,000 households, with a specific focus on young people and new couples. Income thresholds for families with children will also be adjusted, providing higher allowances per child. This initiative is part of a broader government strategy to increase housing supply and ease the financial pressure of home ownership on younger generations.
