Greece to launch Spiti Mou 3 housing program with 2 billion euro budget

The Greek government is launching ‘Spiti Mou 3’, a 2 billion euro housing program scheduled for implementation in January 2027. Managed through the Hellenic Development Bank, the initiative aims to assist approximately 40,000 first-time homebuyers with low-interest loans.

Compared to previous phases, the program features expanded eligibility criteria to better reflect current real estate market prices. The maximum property value has increased from 250,000 to 300,000 euros, and the maximum loan amount has risen from 190,000 to 230,000 euros, covering up to 90% of the property value. The age limit for applicants has also been raised from 50 to 55 years.

Income thresholds have been adjusted to accommodate more families. For single individuals, the limit is 25,000 euros. For married couples or partners, the base limit is 35,000 euros, with an additional 7,000 euros for each child. Single-parent households have a base limit of 39,000 euros, with an additional 7,000 euros for each child beyond the first. For large families with more than four children, the program also allows for increased property square footage beyond the standard 150 square meter limit.
