Greece faces housing shortage with low availability per capita
Greece is experiencing a significant housing crisis, recording only 316 available homes per 1,000 inhabitants. This figure falls approximately 33% below the European average of 475 homes per 1,000 people, according to research by Deloitte.
Other European nations maintain higher ratios, such as Bulgaria with 679, France with 556, Ireland with 405, and the United Kingdom with 379. The shortage is driven by limited supply, high construction costs, and low construction activity. In 2025, only about 30,000 new homes were licensed, representing just 2.88 homes per 1,000 inhabitants, placing Greece fifth lowest in Europe.
Regarding market trends, Spitogatos SPI index data for the third quarter of 2026 shows that average asking sale prices increased by 5.7% annually, a deceleration from the 10% increase seen in the same period of 2025. While nationwide rental prices remained stable after a 7.2% increase the previous year, urban centers continue to see rises. In Attica, both sale and rental prices rose by 5%, while Thessaloniki saw sale prices increase by 6.7% and rents by 5.3%. The southern suburbs of Athens remain the most expensive region, with average asking sale prices reaching 4,257 euros per square meter.
