Greece holiday home market sees rising non-EU demand
Analysis from Elxis – At Home in Greece regarding the 2024–2026 period reveals that non-EU citizens represent 44% of prospective holiday home buyers in Greece, though they currently account for 20% of completed transactions.
Key markets driving this interest include the United Kingdom, with a projected 20% increase in demand, and the United States, which is expected to see a nearly 30% rise. Australia has also emerged as a significant player, doubling its market share within one year to become the third-largest non-EU market alongside Switzerland and Israel.
Geographic preferences vary by nationality: British buyers show a 24% preference for the Ionian Islands, while buyers from the US and Canada favor Crete (28%) and mainland Greece (25%). Both British and American buyers maintain a 19% interest in the Aegean region.
These trends come ahead of a planned legislative change. Starting July 1, 2027, the Greek government intends to increase the transfer tax for non-EU citizens from 3% to 15%. Additionally, data shows that 38% of non-EU prospective buyers possess budgets exceeding €400,000.
