Greek luxury real‑estate demand

Overview

In the first half of 2026, Greece’s luxury real estate market reached record buyer demand of €6.11 billion, a 35% increase over 2025 and 19% above the five-year average. The average enquiry value rose to €5.89 million, while the median value of properties sought increased 28% to €2.95 million. Properties priced above €5 million accounted for approximately 70% of the total volume.

While domestic buyers remain the core market, non-domestic interest has surged. British interest rose 60% year-on-year following the UK's April 2025 abolition of its non-dom tax regime, and Australian demand also grew by 60%, driven by the Greek diaspora. The United States contributed 14.5% of enquiries. The market demonstrated resilience to geopolitical tension; while the Iran-Israel conflict caused a brief 5% dip in enquiries during its first 20 days, demand rebounded quickly.

Regional activity remains concentrated in high-value areas. The Athens Riviera has emerged as the fastest-growing premium market, with branded residences reaching up to €26,848 per square meter. In the Cyclades, Mykonos maintains a high luxury benchmark with median asking prices of €16,790 per square meter. Additionally, "film tourism" from Hollywood productions has been noted as a catalyst for rising prices in locations like Hydra.

In a broader economic context, the Bank of Greece reported that household deposits reached a three-year record of €153 billion in H1 2026, supported by tourism-related income and stronger employment.
